Ground – breaking of the largest retail park in Bulgaria

19.10.2021

The ground – breaking of the largest retail park in Bulgaria was made today (19.10.2021) in the town of Pernik. Retail Park Pernik Plaza, with an investment of over BGN 20 million, will be the largest commercial area, providing retail space in the city and the region and one of the largest and certainly the most modern projects in Bulgaria. Pernik Plaza will cover a total of 15,500 square meters of built-up retail space, located on a plot of 44 acres. The opening of the completed project is planned for the summer of 2022. The construction started with 90% of leased retail space - of global and Bulgarian retail brands.

In the presence of the deputy mayor of the city Stefan Krustev, the investors from "Technocommerce", the exclusive consultant on the project "IPC Partners", the construction company "MSK" group, partners and representatives of tenants including Mr. Bricolage, Deichmmann, Technomarket, LC Waikiki , Pepko, KiK, Croop, Sport Vision, Sinsey, Lilly was the beginning of a significant project for the city.

Retail Park Pernik Plaza is also a product of the established on the real estate market and in the field of commercial parks consulting company "IPC partners". The company creates the concept for the site at the conceptual level, and then develops it - during the stages of architectural design, design, financing and selection of a builder to the rental of commercial sites.

IPC has already secured the presence of brands such as Mr. Bricolage, Deichmmann, Technomarket, LC Waikiki, Pepko, KiK, Croop, Sport Vision, Sinsey, Lilly and others, through its strategic positioning and proven competence in the Bulgarian business real estate market.

In practice, 90% of the areas are already leased with long-term leases before the first sod. The company works hard in the field of retail parks and boasts several standing sites such as "retail park" in its portfolio - each of them at a different stage of development.

"Following the market trends and with our successful presence on the Bulgarian real estate market for more than two decades, we have become a preferred partner for global brands in the region and a trusted name in the consulting business. Our qualified and professional team has built foresight and in-depth knowledge of the market through consistency and reasonable actions in the interest of excellent service to our clients - investors and trading companies. We mainly operate in the commercial sector of the real estate industry and our job is to add great value. to the business of our clients, advising them according to the latest and most promising market trends. We strive to achieve customer satisfaction by creating long-term business relationships, maximum security for our client in the investment he makes - and this project proves it, said Maya Baltadzhieva, managing partner in the company.

"I would like to express special thanks to the investor Technocommerce, for the trust to work on the project, to develop it and to turn it into a successful model for the city and I hope for the country. Thanks also to the tenants from LC Waikiki, Mr. Bricolage, LPP, who gave a high certificate for the company and the project, signing the first leases for retail space. Of course, we are grateful to all the brands that followed them, "added Ms. Baltadjieva.

Pernik Plaza project will significantly contribute to the development of the city, the social environment and its infrastructure. More than 300 new jobs will be created, the municipality will be improved with a modern shopping complex.

With increasing competition, the diversification of retail formats is evolving in most markets and this is clearly being accelerated by the changes caused by the COVID-19 pandemic. The number of open shopping centers is increasing at the expense of malls. Considered by both investors and tenants as profitable investments, and by consumers as convenient and safe shopping destinations, retail parks are becoming the new shopping locations. Easily accessible shopping parks are becoming increasingly popular shopping destinations.

Retail Park Pernik Plaza will also meet the need for more affordable products and safety when shopping during a crisis by providing a wide range of goods with an uncompromising price-quality ratio.

Retail parks have been gaining momentum in the last few years, and since the onset of the COVID pandemic, they have been expanding rapidly in Central and Eastern Europe. The concept is a complex consisting of single or two-stores buildings or structures with at least 5 units, grouped together around a large common parking lot. Investing in commercial parks usually involves cheap technology and building materials. As a general rule, the conceptual design takes into account all the structural requirements of the target tenants (construction height, mesh size, floor load capacity, etc.). All units (boxes) are occupied by single tenants, which leads to a reduction in the need for common areas (corridors, lobbies, passages, etc.) and in turn significantly saves the cost of maintaining commercial parks.
